The first and often the most important inspection
Before the concrete is poured for your home's foundation, we will check the supports, the steel, the pipes and the formwork to make sure everything is built correctly and ready for the concrete.
This inspection usually happens the afternoon before the concrete is scheduled to be poured. Once the concrete is poured, we can't see any problems, and if there are issues, it may be too late.
The walls and roof frames are completed
The Frame Stage is ready to inspect when the walls and roof frame of your house are all done. Sometimes, for two-story houses, parts like the garage or lower roofs may not be finished.
During frame stage, we check the entire frame for defects, and check the floor slab and floor frame (for double storey homes). Even though the building surveyor will inspect the frame, it is the most important stage, and homeowners are often surprised by how many mistakes the surveyors miss.
Also referred to as the Lockup Stage
This stage occurs just prior to the installation of plasterboard, and is the last chance to check the frame defects. The services will be roughed-in at this stage - which means that the plumbing, electrical, heater/cooler, and other services will be run in. Often these trades have little regard for the integrity of the frame, and will cut holes for their pipes and wires.
We will check these services and rough-ins for compliance, and ensure that the house frame is ready for plasterboard. It is also the last chance to check the insulation is installed properly.
The waterproofing is complete and the cabinetry, doors, architraves and skirtings are complete
The Fixing and Waterproofing Stage is the last inspection prior to completion. This is the stage where the fit-off hasn’t yet been completed, and we can check the waterproofing to ensure that the possibility of leaks is minimised. At Skycheck, our inspectors have decades of experience in construction maintenance and quality, and we know what to check.
During this stage, we also check the entire roof, the external cladding and the brickwork, as this is the stage where the external building elements should be complete.
Also known as the PCI (Practical Completion Inspection)
Once your new home is almost complete, the builder will organise the final (sometimes called PCI or NHP) inspection. This is essentially an inspection of the house prior to handover, so that you can finalise the list of defects to be completed before getting the keys.
The house should be presented as completed and clean, so that we can assess all building elements. Even if the Occupancy Permit has been obtained from the Building Surveyor, there is still likely to be defects. An Occupancy Permit is no guarantee that the house is defect free.
