Final (PCI) Inspection
OVERVIEW
Your home is nearly ready - Congratulations! Your builder wants to hand the keys over to you, and has booked you in for a final inspection. This is what is known as the practical completion stage, and the inspection may be referred to as a final inspection, a PCI (Practical Completion Inspection), or an NHP (New Home Presentation). Whatever the name, you should know what’s involved. A PCI is the final chance to inspect your new home for defects before it’s handed over to you.
During this inspection, Skycehck will identify any defects or repairs that are needed. Ordinarily you would want to ensure that your builder addresses the issues before the handover.
The handover is usually the most thrilling part of the home building process. However, it is imperative that all defects are found before handover - and crucially, before you pay the final invoice.
What do YOU Check at the Final stage?
We inspect all parts of hour new home. This inspection usually takes the longest, because we are checking (and re-checking) all elements of the home. This is because everything should be finished and clean, and ready for you to take the keys.
There are so many possible defects that could occur at the Final Inspection. We meticulously inspect the exterior, the roof, the cladding, the driveways, the windows and doors, the Garage and all rooms inside. We pay particular attention to areas that we know can cause issues for owners down the line, such as showers, bathrooms, balconies and kitchens. In our experience, these are the areas that tend to come up at the maintenance/warranty stage of the house.
